The County and HOA have strict rental unit occupant noise regulations. Noise at rental units is not allowed beyond normal conversation levels typical for a residence or residential community between 10pm and 8am.

No recreational vehicles, including, but not limited to, trailers, RVs, boats, fifth-wheels, or four-wheelers may be parked on any street or driveway within the subdivision for a period of more than 2 hours for loading and unloading.
For bookings of 30 nights or more, one mid-stay clean is required for every 30 nights booked. These cleanings help ensure the home remains comfortable and well-maintained for the duration of your visit. The mid-stay cleaning fee for this property is $455.

We want you to have a great stay at Sol y Nieve. By booking, you agree to the rules below to ensure a safe and respectful experience for you, our neighbors, and future guests.
Security and Cameras
Two exterior cameras are at the front door and back patio. No interior cameras. Do not cover or tamper with them.
Quiet Hours
Located in a quiet cul de sac with strict community rules. Quiet hours are 10 PM to 8 AM, including the patio and hot tub. Keep music and voices low at all times. No parties, events, or large gatherings. Violations may result in removal without refund.
Smoking and Substances
No smoking, vaping, or marijuana inside, in the garage, or on balconies. Smoke odors inside incur a 500 dollar+ cleaning fee. No fireworks, illegal substances, or firearms.
Hot Tub Rules
Shower before use. No glass near the tub. Supervise children. Limit soaks to 15-20 minutes. Pregnant guests or those with medical concerns should consult a doctor. Keep the cover closed when not in use and do not adjust settings. No pets in the hot tub. If the tub requires draining due to misuse, an additional fee applies.
Fire Pit
Do not move the fire pit. Keep flammables away and supervise children. Turn it fully off after use.
Indoor Fireplace
Do not leave it running when leaving or going to bed. Keep items away from the flames.
Game Room
No drinks or food on game tables. Supervise children. Use equipment only as intended and keep everything in the room.
Bunk Beds
Top bunks are for guests six and older, one person only. No climbing, jumping, or rough play. Always use the ladder and guardrails safely.
Boot Warmer & Mud Room
Use the Zephyr dryer only for boots, gloves, helmets, and approved gear. Remove excess snow before loading. Turn off after use. Children must be supervised.
Garage & Parking
Street parking is prohibited from October 31 through April 15 due to snowplow access. Vehicles must fit fully in the driveway and cannot block sidewalks or driveway approaches. Guests are responsible for any HOA or county violations. The driveway accommodates two vehicles and one car in the garage. HOA rules do not allow street parking or oversized vehicles such as RVs, trailers, or boats. Any HOA fines issued due to violations will be the responsibility of the guest.
Pet Policy
Well behaved dogs allowed with approval. A pet fee applies & pets must be added to the reservation. Pets may not be left unattended unless crated. No pets on furniture and beds. Clean up after your pet. Damage or excessive cleaning will result in charges.
Cleaning & Care
Treat the home with care. Excessive mess or damages will incur fees. Start the dishwasher before checkout and place trash in outdoor bins. Do not rearrange furniture.
